Dub builds on

Postby Damie Karras » Tue Nov 24, 2020 8:08 am

Spent the last 6 weekends building on, done everything myself bar the wife sweeping the floor and dub Jr carrying stuff in (wet sour face on him)

Some rule 1s

Old place
The shed was essentially a utility room - fridge, washing machine and tumble dryer. I live in a ground floor flat, back garden is shared, anything right of the shed belongs to her upstairs but she doesn't look after it. Since the fence blew down last winter I've kind of taken over the her side of the garden.

Image

Cleared away stone patio and begun hand digging foundations

Image

Shed had to stay temporarily until I came up with alternative arrangements for the washing machine and freezer

Image

So I rerouted the electrics and plumbing to a plastic bin stores, put the washing machine and freezer there will work carries of.

Shed dismantled

Image

Foundations poured - 4 tonne of concrete wheelbarrowed in from the front and mixed by myself in one pour - hard days graft this one

Image

Footings laid

Image

Ground membrane and insulation

Image

Image

Floor poured - 5 tonne of gravel wheeled in and mixed in situ Serious Days Graft that day.
Blocking commenced

Looks good. Turn it into a brewery :druggie:

Did you have to get planning permission?

Doors fitted and outside rendered

Image

Inside dry lined and all electrical points installed

Image

Levelling compound went down on the floor this evening

Image

Wife started to paint - dashed wall has to be retained as it structural

Image

I can't for the life of me get the glass into the doors, there's a knack to it and I can't seem to do it. Bloke calling tomorrow night to have a look, slightly disappointed as it means I won't have done it all myself

Gonna paint it at night this week and fit laminate flooring by next weekend

Looks good. Wish I could do shit like this. Not that I would do anything with the skills but would still like too...

You'll know this better then me, but even if something is permitted development - don't you need to tell the council? I submit plans?

Also, if the shed access was hers, and she decides to sell - won't that cause an issue with land registry etc?

The wife enquired pre lockdown and was told by the council planning dept that ground floor extensions not compromising existing structures under 28 square meters of extended floor space don't require permission, "we don't need to know about it" was the words said to her. Which is why I'm retaining the dashed wall and not breaking out open plan.

The access to the rear gardens is via a side gate onto a footpath that leads to my garden gate which was in front of the shed looking at the photos. The foot path is shared.
I did have the gardens separated by a timber fence which blew down every winter to a point it was beyond repair last year.
I have left enough room for access off the foot path along the side of the extension maybe 960mm wide if the fence or boundary was re-erected.

I'll do an aerial view to explain better

I will most likely build a dividing wall next year.

Utility room, that door is coming out and making it open plan to the (very small) kitchen
I'll put a counter top over the washing machine and dryer when I have it in and do a full kitchen refurb next year
